🏡 Does the CMHC know what they’re doing? 🤔

With recent policy changes, many Canadians are wondering how this will impact housing affordability. Will it make homes more or less affordable for buyers across the country?

Navigating Toronto's Real Estate Landscape:

Insights from Q1 2024

Hey everyone,

Q1 2024 brought a whirlwind of activity to Toronto's real estate market. 🌟 Transaction rates surged by an impressive 11.2%, with a total of 16,347 transactions recorded - a notable increase from the previous year. 📈 Additionally, new listings saw a substantial uptick, rising by 18.3% compared to Q1 2023. 📊 However, what's truly intriguing is the marginal increase in average prices, barely scraping over 1%. 🤔 This begs the question: what factors are at play behind this dynamic?

Looking ahead to Q2, the outlook remains optimistic yet nuanced. 🌆 One key factor driving expectations is pent-up demand. With 2023 marking the lowest transaction rates in over two decades, there's a palpable sense of anticipation among potential buyers and sellers. 🔍 Moreover, the variable of interest rates adds an element of uncertainty. Any potential reduction could serve as a catalyst for increased demand, though the timing remains uncertain. ⏳

As we navigate through the ever-evolving landscape of Toronto's real estate market, stay tuned for further updates and insights! 📰 Whether you're a seasoned investor or a first-time buyer, I'm here to help you make informed decisions every step of the way. Let's unlock the potential of Toronto's real estate together! 💼

Top 5 Worst Renovation/Return On Investment Any Home Owner can Make

You usually hear about best return on your renovation investment. Instead I have chosen to look at the 5 worst return on renovations/investment you could make.

  1. Pools. I am sure they seem like a great investment during a heat wave. In ground pools can cost between $30000 to $75000 but don’t do much for a homes value. A recent survey showed 60% of buyers were turned off by pools due to high maintenance and insurance cost.

  2. Home Offices: I know. WFH is all the rage, but does it make sense putting thousands of dollars into it? Building/designing a state of the art home office can cost thousands, but you’ll only get about half of it’s value back

  3. Sunrooms: They look fantastic. With an average return of less than 60%. You will be better off building a deck.

  4. Garages: If you are a car lover sure. However, potential buyers not into cars or have only one will not see the value in it. Studies have shown the average garage addition/build provides about a 60% return on investment

  5. Primary Bedrooms: They used to be called “Master” but in 2022 they are now “Primary”. Investing in your primary bedroom is very subjective. Most buyers will prefer to see upgrades done to the kitchen or bathrooms.

Agree? Disagree? I would love to hear from you.

How agents are using technology to build connections (Real Estate Magazine)

Savvy real estate agents know how to use tech to deepen relationships with their clients. But it’s not a set-it-and-forget-it action. It takes planning and forethought to build relationships that last for a lifetime. Take advantage of technology to help forge the way, especially in these COVID-19 times.
